■ Rental Application Criteria – Summary
 

We want tenants who will enjoy and care for their home. Every applicant is screened fairly using the same criteria:

Income & Employment
• Minimum income: 2.5x monthly rent (combined for all adults)
• Co-signers may be accepted (must earn 4x rent & have 735+ credit)
• Self-employed applicants: 2 years of tax returns required
 

Credit & Debt
• Minimum credit score: 580
• Debt-to-income ratio: ≤ 45%
• Certain extenuating circumstances may be considered
 

Rental & Background History
• Evictions: 2+ = automatic denial
• Landlord collections, open bankruptcy, or sex offender status = automatic denial
• Felonies reviewed case by case
Pets & Occupancy
• Pet policies vary by property – check before applying (fees apply)
• Max 3 unrelated adults per home
• No smoking of tobacco or marijuana indoors
 

Other Requirements
• Valid government-issued ID required
• Proof of utilities in applicant’s name + renter’s insurance before move-in
• $20 monthly broker fee applies to all leases
Application & Move-in
• Applications are processed within 24 hours (Mon–Fri)
• Security deposit & first month’s rent due by next business day after approval
• All rent payments must be made through the Rentvine Portal
 

Important: Applications are final and non-refundable once submitted. If you have pets, service animals, or special circumstances, please ask before applying. TransUnion requires each applicant to provide their own individual email address. Two applicants cannot use the same email address. Please update the application with a separate email address for each applicant so we can proceed with screening.
