■ Rental Application Criteria – Summary
We want tenants who will enjoy and care for their home. Every applicant is screened fairly using the same criteria:
Income & Employment
• Minimum income: 2.5x monthly rent (combined for all adults)
• Co-signers may be accepted (must earn 4x rent & have 735+ credit)
• Self-employed applicants: 2 years of tax returns required
Credit & Debt
• Minimum credit score: 580
• Debt-to-income ratio: ≤ 45%
• Certain extenuating circumstances may be considered
Rental & Background History
• Evictions: 2+ = automatic denial
• Landlord collections, open bankruptcy, or sex offender status = automatic denial
• Felonies reviewed case by case
Pets & Occupancy
• Pet policies vary by property – check before applying (fees apply)
• Max 3 unrelated adults per home
• No smoking of tobacco or marijuana indoors
Other Requirements
• Valid government-issued ID required
• Proof of utilities in applicant’s name + renter’s insurance before move-in
• $20 monthly broker fee applies to all leases
Application & Move-in
• Applications are processed within 24 hours (Mon–Fri)
• Security deposit & first month’s rent due by next business day after approval
• Move-in required within 14 days of approval
• All rent payments must be made through the Rentvine Portal
